Marketing
All rental properties are advertised on the internet at www.sushames.com, www.domain.com and www.realestateview.com.au & www.realestate.com.au They are also included in our Devonport office window display, and, depending on the location of the property, in window displays in outlets located in Sheffield and Devonport. This advertising is free of charge. We can advertise your property in the local newspaper if required, however this is not included in the free advertising.
Tenant Selection
All prospective tenants fill out our comprehensive tenancy application form and provide us with a Tasmanian Collection Services credit report. We follow up and confirm (via phone calls) all references and previous rental history details. All applications are then communicated to you for your final decision. At Sushames Real Estate, we take every care to choose the right tenant for your property to ensure minimum stress and maximum return for you.
Inspections
Prior to the commencement of a tenancy, a comprehensive written inventory and condition report detailing every aspect of the property is completed. Digital images of the interior and exterior of the property are recorded on file and referred to at the end of the tenancy. Periodic inspections are carried out at regular intervals during the tenancy to protect your property. A written report is then forwarded to you for your perusal, advising of any maintenance requirements. Rent and lease reviews are also included.
Agreement Preparation
After confirming with you a tenant for your property, we arrange for a tenancy agreement to be signed. At Sushames Real Estate, we use the Real Estate Institute of Tasmania (REIT)Tenancy Agreement. Additional clauses may be added as necessary. Upon signing the agreement, tenants are required to pay a security deposit and two weeks rent.
Rent Collection
Rental payments are made in cash or by cheque. While direct debit is available, most tenants pay their rent by calling in to our Devonport office. Such regular contact with tenants allows our Rental Portfolio Manager to stay abreast of any issues or concerns regarding the property, and thereby to keep you informed.
