Where the Ancient Landscape Blends With The Modern Design

Kentish and Sheffield are blessed with some of the most spectacular mountain, rural and sometimes even coastal views. Many feature some of the best examples of early Tasmanian rural Federation homesteads of the early farming communities. Here however is an example of how modern and creative thinking, imagination, knowledge and technology can be combined to produce a homestead that uses the environment to enhance the comfort of living, surroundings and to harmonise as part of the landscape that has drawn the owners to the location in the first place.
This modern 41 square designer home sets this property apart from many others that share the marvels of the rural vistas that surround Sheffield. This home features many cost saving "Eco-friendly" features, insulation throughout (walls, ceilings and floors), double glazing, feature windows trapping the early morning sun and enhancing natural lighting. The house features Wood heating, panel convection heating and reverse cycle heat pump although the design of the house has meant that the occasion to use all have rarely if ever been necessary, and given the spacious nature of the central living area with lounge, dining, kitchen and entertainment this truly reflects the thoughtful nature and skill of the design. The east and west wings to the main living area provide privacy for either family or guests with a common meeting area between. The exterior is set into the hillside of low maintenance grounds featuring stone retaining walls and to minimise impact to the landscape is a combination of sweeping curves and true lines finished in colour-bond and double glazed glass. The flooring is a feature of polished Tasmanian Oak in the living areas and quality carpets to the bedroom areas. The Homestead features modern bathrooms and ensuites, as well as spacious service and wet areas, both wings are serviced by their own bathrooms, and separate guest toilet. The Kitchen features Gas cooktop with wok and tepinyaki cooking facilities, wall combination oven, steamer and warmer, all in a flowing open spacious design perfect for dining and entertaining; enhanced by the 4 X 9 metre glass balustrade deck from which to further appreciate the uninterrupted rural views including Mount Roland, the Western Tiers and Cradle Country. With separate wet area, and extremely spacious pantry and dry store it is an extremely functional home catering and entertainment facility. The home has direct internal access from the remote entry double garage while another feature is the 5.7 metre X 2.5 metre flowjet exercise swimming pool. Being a new home the electrical and plumbing is all of current standards, but more than that is the attention to detail of the electrical circuitry to meet the requirements for ambiance and energy saving features of the vendors. The 15.16 hectare (38 acre approximately) farm has previously been utilised as a dairy goat milking enterprise by former owners, but in reality is ideally suited to the pursuit of a number of cottage industry farming options. Some of the options considered have been the production of niche market crops such as Wasabi, Saffron and Garlic, as well as beef breeds such as Dexter, Lowline or Galloway. The property has plentiful domestic and stock water supply from both tanks and spring fed dam, which also service the vegetable garden and hothouse, the orchard as well as the thoughtfully established low maintenance gardens and grounds. The farm is serviced by well maintained fence and numerous outbuildings including Artists' studio, utility and machinery shedding, barns, dairy (goat/sheep) complex and feed shed, stockyards and handling facilities. The property also features a second residence that is ideally suited to an Accommodation farm stay or B&B Guest house business enterprise for a purchaser wishing to realise this potential. Comprising 5 bedrooms and 2 bathrooms divisible into separate living areas there is much potential for tourism development.
